Property in Javea is marketed at around 75% more than the average Spanish property, 70% more than the average Costa Blanca property, almost 90% more expensive than the average property in Alicante province and a similar amount more than the average property in the region of Valencia.
Compared to nearby Denia just 11km north on the coast and divided by the Montgo national park, property in Javea is over 50% more expensive. Clearly, the town of Javea has something very special going for it to command that kind of a premium.
Javea's climate is definitely one of the attractions. With a winter low of a mild 11 degrees C and a summer high of an equally mild 25 degrees C, Javea's coastal position saves it from climactic extremes year-round.
Javea enjoys a microclimate that the World Health Organisation calls one of the healthiest in the world! Javea enjoys more hours of sunshine each year than any other place in Spain - making it a popular winter destination for Northern Europeans. However, Javea is not alone in offering this kind of climate - it must have something else up its sleeve too.
Situated almost equidistant between the cities of Alicante and Valencia, Javea is well-served by both of these airports - some 85km and 95km distant respectively. The motorway that runs the length of the east coast of Spain also offers easy road access to Javea. Getting to Javea by train isn't easy with the nearest mainline RENFE station at Gandia over 40km away. There is a smaller train station at Gata de Gorgos 10km inland of Javea, but geeting there involves a fair bit of fiddling about. Probably the best option is to arrive in Alicante or Valencia by plane or train and drive to Javea.
So, access to Javea is fine, but not exceptional. The weather in Javea is great, but not unusual for the area. What else does Javea offer to justify its average property price premium? One of the clues lies in its population demographic.
With a total (year-round) population of a little over 30,000 people, around 30% are British. Overall, foreign residents are thought to account for around 40% of the total population. In the summer, tourism adds a further 70,000 souls to Javea's population mix. This certainly is a popular permanent or temporary destination for Northern Europeans.
There are four golf courses within striking distance of Javea. The closest is the Javea Golf Club, 6km south towards Benitachell (Benitatxell), La Sella Golf in Jesus-Pobre is 9km west of Javea, The Oliva Nova Golf Course in Oliva is 28km north up the coast, and the Ifach Golf Club near Altea is 35km south down the coast from Javea. Again, Javea is well-served by these golf facilities - but so are many other nearby towns, including Denia with its properties priced at an average of 50% below those of Javea.
It turns out that the devil is in the detail (of the data). If we look at the distribution of properties advertised in Javea and Denia, Javea has more 3 and 4 bed properties and Denia has more 1 and 2 bed properties. The fact that Javea has more larger properties skews the overall average property price and makes them look expensive. Comparing like for like properties between Denia and Javea, Javea still commands a premium - but a much smaller one.
One-bed properties are around 15% more expensive, two-beds: 10% more, three-beds: 20% more, four-beds: 5% more and five-beds: 5% more. With more larger properties, Javea commands a premium due, in part, to its exclusivity and top-end market appeal. Its also smaller and a bit more quaint than Denia and has a longer history of attracting foreign visitors and residents.
