Chiclana has become a popular place to live for commuters from Cadiz and Jerez as the property prices are lower and the choice of detached houses with gardens and pools much greater than in the Cities.

Being a town of some 70,000 inhabitants Chiclana has everything to offer with a good selection of supermarkets, shops, restaurants/bars, sports/recreational facilities and health care services.

Its easy access to the 3 main cities of Cadiz, Jerez and Seville and the remainder of the beautiful Costa de la Luz make it an ideal location for a holiday home or to live permanently.

Much has been written about the town of Chiclana, some good and some bad. Most of the bad press in past centuries came from the fact that Chiclana has always been the wild child of the Costa de la Luz.

In the 15th Century The King sent one of his Dukes from Cadiz to Chiclana with the express order to quell the revolting locals. Quelled they were and the town took on a degree of affluence due to its proximity to Cadiz and the merchant trade with the new Americas around the time of Christopher Columbus.

Today much of the bad press comes from the higher than average amount of properties with incomplete legal papers. It is unwaranted that Chiclana has returned to her wild child image of bygone years as the old town is as charming as ever with its storks nesting on the church roofs and its balconied buildings and bodegas rich with the fumes of sherry and wine.

The beautiful local beach of La Barrosa has grown into one of Spains most popular beaches with Spanish and a few International visitors who come year after year to walk on the promenade, sit on the beach and eat at the fish restaurants along the beautiful bay.

The question of incomplete legal papers still remains in some areas but has been dealt with to a great degree by the local council who have set about a legalization project to bring properties paperwork in line with the current legislation.

Buying a property with all its paperwork is not a difficult thing to do and many estate agents only offer properties with all their papers in order for sale.

When you enquire about a property always ask if it has all of its papers before you go to see it. Having viewed it, if you are seriously interested in buying then consult a solicitor.

If you are not a Spanish speaker then there are many solicitors who speak English and will be happy to help you with the paperwork and establish whether the house does have all its required papers.

Never be encouraged to buy a house which has incomplete papers just because the price is good. What you save on the purchase price you will spend on the lost nights of sleep worrying about it. There is no such thing as a free meal so if it seems too good to be true, step back, take a deep breath and do some digging before you leap in.
