The purchase expenses are not included in the price. Normally they are between 8-10% of the price of the house for second-hand sales and between 10-12% in brand new homes. It can be a little more if the price of the house is very low or if the buyer buys with a mortgage.
The expenses consist of: Taxes on equity transfers of 6.5% on the purchase price for second-hand properties and 8% taxes on the purchase price for brand new properties (first sale). In addition to this, the buyer must pay the notary fees, property registration and agency fees or attorneys where appropriate.
