Foreign Appetite for Spanish Property on the Rise

DEMAND for Spanish properties from foreign buyers continues to rise, official figures for the second quarter of this year show. 

Although total property sales in Spain were lower than the previous quarter, the percentage of sales made to foreign buyers was up against the previous quarter (+1.5%)  reaching 14.7% of the total.

This was revealed by newly released figures from Spain’s equivalent of the land registry (Registradores de España).

As a percentage of total property sales in Spain in Q2, the top 8 foreign nationalities were:

  • British (9.8%)
  • German (9.1%)
  • French (6.6%)
  • Moroccan (4.9%)
  • Belgian (4.9%) 
  • Romanian (4.85%) 
  • Dutch (4.8%)
  • Italian (4.6%).

Although British buyers remained the top foreign buyer nationality in Spain in Q2, as a percentage of the total it dropped by about 2%, with second-place Germans closing the gap.

This may be a seasonal factor, as a similar pattern occurred last year.

In terms of sales volume, Spanish property sales to the British in Q2 were 2,310, a drop of almost 10% from the previous quarter. 

Rises were seen in the number of properties purchased by Germans (6.3%), French (+4.1%) and Dutch (5.8%) buyers, and perhaps most notably Italians with an increase of +22% against Q1.

The Spanish regions which saw the largest percentage of foreign buyers in Q2 this year were similar to previous periods:

  • The Balearic Islands 34.7%
  • Canary islands 34.2%
  • Valencian Community 27.7%
  • Murcia Region 19.9%
  • Andalucia 16.5%
  • Catalonia 14%

 

By province, the top 9 were:

  • Alicante (42.2%)
  • Tenerife (38.3%)
  • The Balearic Islands (34.7%) (it is both a province and a region)
  • Malaga (32.8%)
  • Las Palmas (26.6%)
  • Girona ((26.3%)
  • Almeria (20.2%)
  • Murcia (18.5%)
  • Castellon (13.8%)

 

Sales Volumes

In terms of total property sales volume across Spain in Q2 2022, with 163,909, it was slightly down on the previous quarter (-0.2%).
