Spain Property Sales Hit 15-year High

The number of properties sold in Spain in Q3 this year was the highest in 15 years.

There were 167,892 property sales in Q3 2022 in Spain, 2.4% higher than the previous quarter and the most since the third quarter of 2007.

Sales of both resale and new properties were up against the previous quarter, with 139,297 (+2.4%) and 28,595 (2.6%), respectively. 

New figures from Spain’s equivalent of the land registry,  Registradores de España, also reveal that the highest number of property sales during the quarter were seen in the provinces of Madrid (20,727), Barcelona (17,468), Alicante (13,486) and Malaga (10,919).

With a marginal rise of +0.1%, the rate of increase of property prices in Spain slowed during Q3 2022, well below the 2.4% of the previous quarter, reaching an average value of €1,958/m².

Foreign Buyers

International buyers accounted for 15.92% of the total sales of Spanish properties in Q3 2022, an increase of 1.26% against the previous quarter and the sixth consecutive quarter with increases.

The growth in international buyers was attributed mainly as a result of the increase in buyers from a wider range of countries, with the top 8 seeing relative drops in relative weight.

The British remained in the first place by volume of Spanish property sales to overseas buyers during the quarter, followed by German and French buyers, respectively.

With almost 4% of all purchases carried out by foreign buyers, Poland (3.86 % +0.,72%) overtook Sweden (3.55% -0.75%) in the third quarter.

Meanwhile, Ukraine (1.81%) saw a slight increase of +0.26% and Russia (1.43%), a small decrease of  -0.15%.

The top 6 nationalities were:

  1. British (9.30% of all sales to foreigners), 
  2. German (8.04%) 
  3. French (6.21%) 
  4. Romanians (4.58%)
  5. Belgians (4.27%)
  6. Dutch (4.10%) 

In terms of transaction volume in Q3, the top 6 were:

  1. British 2,446
  2. Germans 2,113
  3. French 1,633
  4. Romanians 1,205
  5. Belgians 1,123
  6. Dutch 1,077

Fourteen of Spain’s 17 regions saw increases in the proportion of properties sold to foreign buyers during the third quarter of 2022,

The top 6 were: 

  1. The Canary Islands (33.69%)
  2. Balearic Islands (31.46%)
  3. Valencian Community (28.34%)
  4. Region of Murcia (23.38%)
  5. Andalusia (17.76%) 
  6. Catalonia (15.29%)

The top 10 provinces with the highest percentages of foreign buyers in Q3 were:

  1. Alicante (42.80%)
  2. Tenerife (40.46%),
  3. Málaga (33.95%)
  4. Balearic Islands (31.41%)
  5. Girona (28.10%)
  6. Las Palmas (21.29%)
  7. Murcia (18.37%),
  8. Almería (17.23%)
  9. Tarragona (15.53%)
  10. Castellón (11.94%).
