Sending that first message to an agent can feel like a bigger step than it is. You're not committing to anything, you're starting a conversation, and the agents who advertise on Kyero are used to international buyers at exactly your stage. The point of this post is to make first contact feel ordinary, and to help you tell a good agent from an average one.

What to say

Keep it simple and specific. When you send an enquiry on a listing, say who you are, what you're looking for, your rough budget and timescale, and a couple of must-haves. The more an agent understands your brief, the better they can point you at the right places, including ones you haven't seen. A vague enquiry gets a vague reply; a clear one gets a useful one.

What to ask

Good questions early save wasted trips later:

  • Is the property still available, and how long has it been on the market?
  • Why is the owner selling?
  • What are the community fees, and what do they cover?
  • What's the area like out of season, and what's nearby?
  • Are there any obvious issues with permissions, condition or access?
  • What would the total buying costs look like on this one?

You're not interrogating anyone. You're finding out whether a property and an area are worth a viewing.

What a good agent does

The right agent is one of the most valuable relationships in the whole process. They don't just unlock doors. The best ones learn your brief, steer you away from places that won't suit, introduce you to a solicitor, an architect or a surveyor, and smooth the local paperwork. Several buyers in this series credit their agent as the single thing that made the move work.   • Draft a short, specific brief: who you are, budget, timescale, must-haves
  • Send an enquiry on any Kyero listing you like, using that brief
  • Ask the key questions: availability, why selling, community fees, off-season, costs
  • Expect to deal with several agents, as each has different stock
