These Terms apply to estate agents, agencies, developers, and other professional advertisers who use Kyero's advertising, listing, subscription, account, lead delivery, and related services.
Kyero.com is owned, operated and hosted in the UK by Portal47 Limited, a company registered in England (6536265) whose registered office is at 12b George Street, Bath, United Kingdom, BA1 2EH.
Please read these Terms carefully. By creating an account, purchasing or renewing a service, submitting listings or feed data, or otherwise using Kyero's Services, you confirm that you have read, understood, and agree to these Terms.
To allow us to provide an optimum experience, your data and preferences are handled as per our privacy policy and cookie policy.
These Terms govern the provision of services by Portal47 Limited trading as Kyero.com ("Kyero", "we", "our" or "us") to estate agents, agencies, developers, and other professional advertisers ("you" or "your") who use our services.
These Terms apply to your access to and use of the professional services and tools we make available through www.kyero.com, its subdomains, associated account areas, and any related systems or services used to publish, manage, distribute, or promote your listings.
These Terms do not govern general public use of the Website by buyers or other visitors, which is covered separately by our general website terms.
Kyero provides a platform through which professional advertisers can promote properties for sale or rent and receive enquiries from prospective buyers or tenants. Kyero facilitates contact between advertisers and prospective customers, but is not a party to any resulting transaction, agreement, negotiation, reservation, sale, letting, or other arrangement. Kyero is not a real estate agency and does not buy, sell, rent, value, manage, or broker properties.

By creating an account, placing an order, purchasing or renewing a subscription, submitting listings or feed data, or otherwise using the Services, you confirm that:
If you do not accept these Terms, you must not use the Services.
We may update these Terms from time to time. Where changes are material, we will make reasonable efforts to notify you in advance, including by email where appropriate. Continued use of the Services after the effective date of updated Terms will constitute acceptance of those updated Terms.
If a separate order form, proposal, commercial agreement, or other written agreement is entered into between you and Kyero, that document will prevail over these Terms to the extent of any inconsistency.
To use Kyero's professional advertising services, you must register as a professional advertiser and provide complete, accurate, and up-to-date business and account information.
You are responsible for:
You must notify us promptly if you become aware of any unauthorised access to your account or any other security issue affecting your use of the Services.
We may refuse registration, suspend an account, or require verification of your identity, business status, or authority to advertise properties where reasonably necessary for security, compliance, fraud prevention, or service quality purposes.
Kyero may provide some or all of the following services to professional advertisers, depending on the subscription package, service level, and commercial agreement in place:
The specific services, service limits, package inclusions, billing arrangements, and any campaign or product commitments will be as described in the subscription package you purchase or in any separate written commercial agreement with Kyero.
Unless expressly agreed otherwise in writing, Kyero does not guarantee any minimum number of enquiries, leads, impressions, clicks, ranking position, buyer response, conversion rate, transaction volume, or commercial outcome.
We may improve, modify, suspend, replace, or withdraw features of the Services from time to time, provided that any such changes do not materially deprive you of the core paid Services for the agreed subscription term, except where changes are required for legal, regulatory, security, fraud prevention, or operational reasons.
Your use of the Services is subject to the subscription package, service level, fees, billing cycle, and term agreed between you and Kyero.
Subscriptions may be offered on a monthly, 3 month, 6 month, 12 month, or other agreed basis. Some subscriptions may be payable monthly while still being committed for a longer fixed term. Where that applies, monthly billing is an instalment arrangement only and does not by itself make the subscription cancellable on a monthly basis.
You agree to pay all applicable fees, charges, and taxes in accordance with the pricing and billing arrangement agreed with Kyero.
Unless otherwise agreed in writing:
If payment is made by card, payment is subject to verification and authorisation by the relevant card issuer or payment provider. If payment is not authorised or cannot be collected, we may decline, suspend, or terminate the relevant Services.
If we permit payment by invoice, bank transfer, or any other payment method, you must pay all invoices in accordance with the payment terms stated on the invoice or otherwise agreed in writing.
Your subscription to Kyero's Services will continue for the term agreed when you purchase, renew, or otherwise contract for the relevant service package.
The agreed term may be monthly, 3 months, 6 months, 12 months, or another agreed period. Where a subscription is agreed for a fixed term, that subscription remains in place for the full agreed term even if it is paid in monthly instalments. Monthly billing does not by itself make the subscription a monthly cancel-anytime service.
A minimum of 30 days' notice is required to cancel any subscription. Notice of cancellation must be given in writing, and email is the preferred and accepted method.
Unless otherwise agreed in writing, cancellation will take effect at the end of the applicable notice period or at the end of the current agreed term, whichever is later.
Any different term, renewal arrangement, billing arrangement, or notice period expressly agreed in writing between you and Kyero will apply instead where relevant.
We may suspend, restrict, remove, or terminate some or all of the Services, listings, account access, or related features immediately or on notice where reasonably necessary, including where:
Where appropriate, we may instead choose to warn you, request corrective action, restrict visibility, disable particular features, or suspend only the affected listings or products.
You may only use the Services for legitimate professional advertising purposes relating to properties you are authorised to market.
You are responsible for ensuring that:
You remain solely responsible for the content you provide, the properties you advertise, the legal basis on which you advertise them, and any resulting claims, disputes, or liabilities arising from them.
By using Kyero's listing and advertising Services, you agree that you will not:
You agree to include any legally required information in your listings, including energy rating information or other mandatory disclosures where applicable.
We may remove, reject, edit display treatment, restrict visibility, or otherwise intervene in relation to listings that do not comply with these Terms, our publication standards, applicable law, feed requirements, or reasonable quality expectations.
To protect buyers, advertisers, and the integrity of the Services, Kyero may use automated and manual checks, moderation, and fraud prevention measures.
We may restrict or prevent the publication or visibility of any listing, content, account, or activity that we reasonably suspect to be fraudulent, misleading, unlawful, abusive, manipulative, or otherwise contrary to these Terms.
We may also investigate complaints, fraud reports, suspicious activity, or apparent breaches of these Terms. You agree to cooperate reasonably with any such investigation and to provide information or clarification where requested.
You must not, whether directly or indirectly:
All rights, title, and interest in the Website and the Services, including all software, code, design, branding, text, graphics, databases, materials, documentation, content, and other protectable elements belonging to Kyero, remain vested in or owned by Kyero or its licensors.
Except as expressly permitted by these Terms, you may not copy, reproduce, modify, create derivative works from, distribute, republish, scrape, extract, broadcast, display, or otherwise use Kyero materials without our prior written consent.
Where you upload, submit, transmit, publish, or otherwise provide listings, feed data, images, floor plans, videos, logos, trademarks, descriptions, or other content or materials to Kyero, you confirm that you have the right to do so and you grant Kyero a non-exclusive, worldwide, royalty-free licence to use, host, reproduce, adapt, format, publish, display, distribute, and make available that material for purposes connected with the operation, supply, promotion, improvement, and distribution of the Services.
This includes use on Kyero.com, its subdomains, marketing materials, and any third-party portals or distribution channels included within the Services or otherwise agreed with you.
You warrant that the materials and information you provide do not infringe the rights of any third party and are not false, misleading, or unlawful.
When you access or use the Services, each party may process personal data in connection with its own business activities and legal obligations.
Further information about how Kyero processes personal data is set out in our Privacy Policy and Cookie Policy. Where Kyero processes personal data on your behalf as part of the Services, the applicable data processing terms will be governed separately, including by any Partner Data Processing Agreement where relevant.
You are responsible for ensuring that any personal data you provide to Kyero, upload through the Services, or collect through enquiries is processed lawfully and in compliance with applicable data protection laws.
Nothing in these Terms excludes or limits liability where it would be unlawful to do so.

These Terms and any dispute or claim arising out of or in connection with them or the Services will be governed by English law.
The courts of England and Wales will have exclusive jurisdiction, unless mandatory applicable law requires otherwise.
If any provision of these Terms is found to be illegal, invalid, or unenforceable, that provision will be treated as severed to the minimum extent necessary, and the remainder of the Terms will continue in full force and effect.
