*Property viewings*: Anyone interested in viewing the property must present a valid form of identification (such as a national ID card, NIE, or passport) prior to the visit. Additionally, signing a viewing log will be required upon entering the property.

* To reserve the property, an initial payment of a one-month security deposit is required (refundable within the statutory timeframe after the property is returned to the owner, provided the condition of the property remains the same as when it was handed over to the tenant and all lease agreement terms have been met). *Law 12/2023 of May 24 on the Right to Housing was approved by Congress on April 27, 2023, and by the Senate on May 18, 2023. It entered into force the day after its publication in the Official State Gazette (BOE) on May 26, 2023. Article 20, Section 1, stipulates that real estate management fees and contract formalization costs are to be borne by the landlord.
This regulation does not apply to lease agreements for purposes other than housing—such as commercial premises—or to seasonal rental contracts. In these cases, the tenant is responsible for paying the agency fees, along with the corresponding IGIC tax.
