Villa in Lauzerte, Tarn-et-Garonne

A very pretty little house — and a pretty good excuse to settle in Lauzerte.Nestled in a quiet street in the heart of the much-loved old village of Lauzerte, this pretty old stone house is full of character and offers the rather enviable combination of peace and quiet, open views and immediate proximity, just a few steps away, to cafes, restaurants, shops and the lively village atmosphere. The house is structurally sound and perfectly habitable, having been a much-loved holiday home, but it would now benefit from some modernization and a light refresh. Nothing too dramatic—more of a pleasant project than a rescue mission. The accommodation includes a welcoming entrance hall, a living room with a rustic kitchen and an open fireplace, tiled floors, three bedrooms and two bathrooms, as well as a particularly fabulous staircase which, frankly, deserves to be mentioned. The two top-floor bedrooms are particularly appealing, each opening through French doors onto a covered balcony with magnificent views of the surrounding countryside. An ideal spot for the first coffee of the day—or, more importantly, the last glass of wine.Outside, the courtyard garden is a true gem: private, sunny, and full of potential. It's just waiting for a plunge pool or jacuzzi, a few comfortable chairs, and a well-stocked refrigerator. It would be a fabulous spot for long summer lunches, lazy afternoons, and the obligatory aperitif. And then there's the location. Despite its wonderfully peaceful setting, the house is just a short walk from the center of Lauzerte, one of the most beautiful historic villages in the region, with its cafes, restaurants, shops, market, and lively summer atmosphere. The surrounding countryside offers endless opportunities for hiking and cycling, as well as exploring the villages and markets of the Tarn-et-Garonne and Lot departments.Montauban is about 37 km away, Cahors is almost 38 km away and Toulouse is about 90 km away, with Toulouse-Blagnac airport also easily accessible by car. This is a house with a sound structure, authentic period charm, and great potential, without the hassle of a major renovation. Give it some love, personalize it to your taste, add the plunge pool, and you could have a wonderfully easy-to-live-in French home in one of the most charming villages in the region.
